Moisture 101
Most mould issues start with excess moisture — often caused by everyday household activities. Even well-maintained homes can face moisture overload when ventilation is inadequate.
Without proper ventilation and moisture control, this vapour settles on cold surfaces, turning into condensation — and creating the perfect breeding ground for mould. That’s why GME’s service targets both cause and consequence, combining treatment with long-term prevention.

When people talk about Awaab’s Law, the conversation usually goes straight to the deadlines. I’d start with when the clock starts instead.
The law has applied to social landlords in England since 27 October 2025, and it runs from the day you become aware of the problem. For most landlords, that’s the day the tenant rings up, well before a contractor has the job.

If that can’t be done in time, the landlord pays for the household to stay somewhere suitable until it is.
Picture a fairly standard repair route. The report’s logged and sits until someone triages it, a surveyor’s booked, their notes turn into a works order, the order goes out to a contractor and the contractor rings the tenant to sort access.
Every one of those steps is somebody waiting on somebody else, and almost all of it happens before anyone has stood in the room and looked at the wall. It was slow before. Now it can use up the whole ten days on its own.
Then there’s the paperwork. If a landlord’s ever asked to show what was found, what was done and when, our records become their records, and a job sheet that just says “mould treated” won’t stand up to that.

This is the bit I’d worry about if I were running a housing team.
Once the deadline becomes the target, the job shrinks to wipe it down, stain block it, repaint and close the ticket. It looks fine at sign-off, and then in February the black spots are back above the window, the tenant reports it again and a new ten days starts on the same wall.
